We are Building Owners and Developers ourselves and realize that this 40 Year Recertification process was designed to ensure the structural and electrical integrity of the building and NOT to require code upgrades or the needless expenditure of monies on improvements not specifically required for a building's continued safe use.
Our standard procedure
is to "walk through" the building with the Property Owner or his authorized
representative to reveal the current state of the building. We discuss certain
items that require attention. If these items are minimal, the Owner can make
repairs immediately that result in a "clean" report Recertifying the
Building. If not, the Owner or his representative is made aware of any required
improvements and the Recertification report can be submitted within the 90-day
requirement. The Owner then has an additional 60 days to complete the improvements
and get the Recertification.
